Kitchener has been home for a lifetime - every street, every school, every neighbourhood that's changed over the years. Before real estate came transportation, then the music industry. Different worlds, but the common thread was always the same: connecting people with where they need to go.
The licence followed in 2007, and 18+ years later the playbook hasn't changed. Phones get answered on weekends. Sellers hear the truth when their price is too high. Past clients still get a check-in long after the deal closes. That's just the standard.

In 2021, the Greater KW Chamber of Commerce named Jeff Volunteer of the Year. That recognition meant more than any sales award ever could.
Social activities are important, and a balanced career involves getting out and being part of the community. Jeff has been supporting the growth of line dancing in Ontario, and is currently part of the team developing a social non-profit group to support the sharing of information about everything line dancing in Ontario, called Line Dance Ontario.

Commissions can vary depending on the agent and the services you are requiring. This is always something you can negotiate. Things to consider: part of this commission is a marketing fee offered to the cooperating agent to bring a quality buyer to your property.
Legal Fees
Legal fees for selling can range from $1,500–$3,000. They are typically less than the purchasing side of a real estate transaction.
Mortgage Discharge / Payout Penalty
This can vary depending on what you signed when setting up your mortgage. Most times it works out to the average of three months of mortgage payments.
Home Staging
This is always an option to showcase your home. You can hire a home stager as a consultant, or for a full service of renting furniture. Prices can range from $250–$5,000.
Moving Company
These prices have really increased in the last few years. Longer distances can have some surprising costs. Always get a few quotes, remember to ask about their insurance, and check their reputation.

- Declutter & Depersonalize - Pack away personal photos, excess furniture, and anything that makes rooms feel smaller. Buyers need to picture themselves living here.
- Deep Clean Everything - Kitchens, bathrooms, baseboards, windows. A spotless home tells buyers it's been well cared for.
- Handle Minor Repairs - Fix leaky taps, squeaky doors, chipped paint, and burnt-out bulbs. Small things add up in a buyer's mind.
- Boost Curb Appeal - Mow the lawn, trim hedges, power wash the driveway, and add a fresh welcome mat. First impressions start at the curb.
- Freshen Up Paint - Neutral, light colours make spaces feel larger and more inviting. It's one of the highest-ROI improvements you can make.
- Consider a Pre-Listing Inspection - Know what a buyer's inspector will find before they do. It gives you time to fix issues or price accordingly.
